Seller’s Tips When Your Home Is Under Contract

Here are a few steps to keep in mind:

  • Maintaining the home:

Congratulations, the hard part is over! Make sure the house is clean and in order for the appraisal as it could make a difference.

  • Inspection(s) and Appraisal:

It is still wise to leave when buyers and agent comes for the inspection and appraisal.

  • House hunting:

Begin house hunting in earnest.

  • Start packing:

Start packing! Attics, basement and garage are good places to begin since most of the things stored there are not used often. Those areas usually take a lot longer to pack than other rooms in the house so you will get a great head start.

  • Send out change of address card.

  • Schedule shut off of utilities:

Schedule the shut off of utilities such as electric, gas, trash and telephone for day of closing. Water is normally transferred by Title Company.

  • What you should bring to closing:

You should bring a picture ID such as driver’s license or passport to closing. If you are bringing money to the closing table, it should be in the form of a cashier’s check. You can make it out to yourself and sign it over when closing is completed.
