Last week, we talked about my own personal experience as a first-time home buyer, glitches and all. Life, like the market, goes in predictable cycles, so it was only a matter of time, after that saga until I sold that home, putting myself on the other side of the negotiating table as a first-time home seller.

By the time I was selling my first home, I had actually entered the real estate profession, and felt extra pressure to practice precisely what I was preaching to clients – and to avoid many of the pitfalls I’d seen others commit. And I think I did a pretty great job, if I do say so myself. I aggressively managed my own mindset to avoid overpricing and extensively prepped the place – ultimately, my home sold at a great return compared with what I’d paid for it a few years earlier. Yet and still, I had a number of a-ha moments and insights along the way that I’d like to share with you – here goes:
